What is Construction Management?
Construction management is a professional service offering that provides project’s owner(s) and / or developer(s) with effective management of the project’s pre-construction, construction and post-construction phases including but not limited to schedule management, cost oversight, quality control and assurance, safety management, scope coordination, and contracts administration. Construction management is compatible with all project delivery methods including CCDC-2, CCA-1 and is commonly delivered in the Canadian construction market via the CCDC-5A and CCDC-5B contracts. How Many Parties Typically Make Up A Construction Management Project?
At its most basic, a Construction Management project is typically made of up of three or more parties (excluding the construction manager):
- The owner or developer, who commissions the project and either funds the project directly or finances it through a variety of methods (construction loan, joint-venture, alternative financing).
- The architect/engineer, who designs the project.
- The general contractor/design-builder and/or trade contractors, who oversees day-to-day operations and manages subcontractors/vendors and suppliers.

The construction manager represents the owner’s/developer’s interest and provides oversight over the entire project directly for the owner/developer. His/her mandate is to work with all parties to deliver the project on time, at or under budget, and to the owner’s expected standard of quality, scope, and function.
